Chase Creek Development is a diversified firm that specializes in providing development, real estate advisory and general contracting/construction management services to the public and private sector.  The firm focuses its resources and experience on transforming urban neighborhoods throughout the Washington, D.C. Metropolitan area, with a specific focus in the District of Columbia. We work closely with property owners, neighborhood residents, local governments and the best financial, architectural, and subcontractor partners to create innovative combinations of housing, retail, commercial, government and public-use spaces that support and advance positive community oriented values.  Chase Creek Development is a multifaceted firm, encompassing activities that range from renovation and re-lease of existing buildings to the purchase of raw land, as well as, General Contracting, Construction Management  and the sale of improved parcels to others.

                                                                                           

OUR HISTORY

 

Founded in 2005, CCD focuses on developing mixed-income communities in underserved neighborhoods within the Washington, DC Metropolitan area.  Since its’ founding, the firm has secured residential, retail and public use projects in the urban cores of Washington, DC and Anne Arundel County, Maryland.

OUR SERVICES                                                   

                                                                                       

    Our development division provides a full range of real estate development services for CCD and non-CCD projects using the most innovative approaches in design, finance and construction.  These services include:

  • Developing governmental approval strategies;

  • developing project schedules, budgets and cash  flow analysis;

  • developing and refining the project’s program;

  • selecting and structuring  and overseeing the project team;

  • identifying sources of financing; and

  • developing, implementing and coordinating community group and citizen advisory forums.

 

Our general contracting/construction management division provides every conceivable CM-related service for public, private and public-private clients, including

  • developing a program;

  • creating and evaluating project budgets and schedules;

  • negotiating and entering into contracts with professional service firms;

  • developing cost accounting and reporting strategies; and

  • monitoring and coordinating daily construction and close-out activities.

 

Our real estate advisory division advises public and private sector clients on the highest and best use of real estate assets by:

  • valuing real estate assets;

  • developing and recommending financial structures for the development or disposition of assets;

  • developing economic impact studies;

  • performing detailed local market and sub-market studies; and performing architectural and community based planning services.
